Quote:
Ventnor demolition may not yield condos
By MARTIN DeANGELIS, Staff Writer, 609-272-7237
A demolition crew knocks down houses Friday between two apartment buildings on Ventnor Avenue. City officials say they are unsure of the property owner's plans for the site.

Crews were busy this week knocking down two attached houses on a Ventnor Avenue block where the city approved a 24-unit condominium project last year, but it was unclear Friday if the demolition brings the condos any closer to reality.
Ventnor Mayor Theresa Kelly said the torn-down houses included one at 5008 Ventnor Ave. that the city sold last month to Mark Alsentzer, the proposed project's developer.
One condition of the $205,000 sale, she said, was that the buyer would quickly demolish that home and its twin at 5010 Ventnor Ave. because they were in such bad shape. But Kelly added that the deal also gave Alsentzer a year to either "refurbish or knock down" his other properties on the block between Nashville and Oakland avenues - another pair of attached houses and two apartment buildings at each intersection, on the south side of Ventnor Avenue.
Kelly said she is unsure what the owner's plans are now, but he has talked about trying to rehabilitate the buildings, which are part of the city's former redevelopment zone. Alsentzer could not be reached for comment Friday, and there was no response to a message left at his Ventnor office.
The city's Planning Board approved his proposed condo project - with glowing praise from board members and city residents - in January 2008. The developers estimated at the time that the 24 condos would sell for $400,000 to $500,000 apiece, but that was before the worst of the crash in the national real estate market. The mayor said that even if the old city-owned house is gone - more than five years after former Mayor Tim Kreischer's administration bought it in 2004 as part of its redevelopment plans - the government is at least back to collecting taxes on the land.
"I'm glad to finally have that 5008 Ventnor back on the tax rolls," Kelly said.
